Adult Mobile Home Park & Apartments

Our park features paved roads, security lights, ground maintenance, garbage pick-up, laundry facilities, and refreshing mountain well water. With our residents foremost in mind, the following standards have been established. It is hoped that your park will be a pleasant and attractive place to live, a park that you will be proud to call home.

General  

1.  Perhaps the most important ingredient in any satisfactory living situation is a constant respect and regard for a neighbor's privacy. With this thought in mind, it cannot be too heavily stressed that having loud and annoying parties, playing TV’s, stereos, organs, pianos or radios too loudly, in addition to loud mufflers on vehicles or lights shining in others’ houses will not be tolerated or permitted. Further, there will be no drunken and/or immoral activities.

1a. All complaints will be directed to the Park Owners, John and Betty Hammond. Anyone creating a nuisance by berating the Park, its residents, or its facilities will be evicted immediately.

2.If guests plan to stay in your home overnight for more than seven nights per year, there is an additional charge of $1.50 per person, per night over and above your regular monthly rental. Management must be informed.

3.  This is an adult (AARP age or older) park, with the exception of Management. Any visiting children must be properly supervised. Tenants are responsible for any damages caused by their guests.

4.  In order to ensure safety for Park residents and their guests, a 10 M.P.H. speed limit has been established. This limit must be observed at all times. The resident is urged to remind his or her guests of this speed limit.

5.  Homeowners will be allowed to have one small house pet (15-20 lbs.) provided they do not disturb neighbors. Requests for additional pets will be considered on an individual basis by Management. Pets must be leash walked at all times and under no circumstances permitted to run loose on the sites of other homeowners. Residents must pick up droppings from all common areas, roads and walks. Any resident may be required to permanently remove a pet from the Park, if in the sole discretion of the Park owner, the pet constitutes a nuisance or if this provision is violated.

6.  Washing, repairing or storing of automobiles, campers, boats, motorcycles, etc. is not permitted in the park. Exceptions may be made only by consulting with Park management. No more than two vehicles are permitted at one space. They must be licensed and in running condition.

7.  All garbage should be in plastic bags or suitable containers and placed at a designated location on the day of garbage pick-up. No trimmings or rubbish is to be thrown into the woods. Pick-up of tree trimmings and bushes, etc. will be in the fall and early spring only, call the office first.  At other times small limbs and trimmings should be taken to the burn pile below the well house.  Abiding by the recommendations of our County ordinances, aluminum, newspapers, cardboard, and plastic containers can be recycled at the county land fill.

a. Under no circumstances are non-residents of the Park allowed to bring garbage of any type into the Park.

8.  Laundry facilities are provided. Drying lines on lots are not permitted. Drying areas have been provided by Management.

9.  Rent is due the 1st of the month. A $10.00 penalty will be applied after the 8th of the month.

Rent may be paid 6 months in advance in January and July at the request of the tenant. All checks returned for NSF will be subject to a $25.00 fee.

10.  All lot rent is based on ONE or TWO adults moving into the park, unless otherwise stipulated.

11.  No sub-leasing (renting) is permitted—no person is allowed to occupy the home at any time in the absence of the owners (unless by immediate family members, who are pre-approved by management).

12.  If your mobile home is to be sold by Park Management, a  $100.00/year non-refundable, up-front charge will be made for advertising and time spent showing your home. If we sell your mobile home, an additional fee of $ 400.00 is to be paid by the seller to Park Management at the time of closing. No For Sale signs will be posted on Park grounds. One small For Sale sign(8”x12”) may be placed in the front window only. Park Management will not show homes listed with a realtor.

a. Only the Individual Owner, the Park Owners, or a real estate agent will be allowed to sell units in the Park. If you wish the Park Owners to sell your unit you will be required to sign an exclusive contract with them.

b. If your home is listed with a real estate agent then they must provide each prospective buyer with a lot rent application. This must be returned to management with a $35.00 application fee to cover the cost of a credit and background check for each applicant.

13.  Park owners’ insurance does not cover your home. We are not responsible for losses due to theft, fire, wind, or any accidental occurrences on the Park property.

 

Mobile Homes

1.  When a home is purchased, the tenant is responsible for all permits, meeting all updated County and State laws, and application for telephone and electric service. Delivery or removal of the unit must be approved by the Park Management. When moving a mobile home out of the Park, all litter left or damage done to the premises will be charged to the tenant. All posts and tie-downs must be removed, sewage pipe must be covered with cap and the electric post cut-off box and meter is to be left on post for safety purposes. HOMES MUST BE NO MORE THAN 3 YEARS OLD AND IN EXCELLENT CONDITION TO BE ACCEPTED INTO THE PARK.

2.  Sewage facilities are provided to the lot. New tenants are responsible for connecting to the septic tank and all tenants are responsible for general pumping and maintenance of the septic tank. Residents are urged to avoid allowing anything to go down the sink drains or flushing any foreign objects down the toilet, such as wash cloths, sanitary napkins, grease or garbage of any kind. No garbage disposals are permitted. Use of a low suds bio-degradable laundry detergent is recommended.

3.  Water is provided to the lot, new tenants are responsible for any connections to their home. A check valve must be installed under the home. Management is not responsible for any frozen pipes, water damage, or burned out water heater elements in the event that water is disrupted.

4.  When TENANTS DEPART FOR THE WINTER MONTHS, THEY ARE RESPONSIBLE FOR WINTERIZING THEIR HOME. Management will not be responsible for any defects in workmanship or material used with the winterizing.

5.  Under-skirting with brick or t-lock must be completed within 60 days. If not, a penalty of $10.00 per day will be charged by Management. Tenants shall attach additions such as carports, sheds (not to exceed 10’ x 12’) or enclosures to their mobile homes only with written permission of Park Management. Also, County and State specifications must be strictly adhered to.

6.  No additions of any size or kind are (AC/hest pump compressor, fuel tank and antennae) to be added to or near the home by tenants without written approval of Management.

7.  No fences of any kind are to be installed by tenants.

8.  Anyone considering purchasing a mobile home must:

a. Meet with Management to receive a copy of the Park rules and a lot rental application.

b. Be approved by Management before they move into the Park.

c. Provide Management with a signed lot rent application with $35.00 fee per applicant and return sheet (page 5) from the Park rules before moving into the Park.

 

Lease/Purchase agreements

For those of you that would like to sell your homes we will accept lease/purchase agreements. Please carefully review the Park rules. Anyone found to be in violation of (General 11 or Mobile Home 8) will be asked to remove their home from the Park.

To be acceptable to Park Management your lease/purchase must:

1. Require a non-refundable down payment of no less than 20% of the total purchase price.

2. Have a term of no less than two years and show if an extension is available.

3. Offer owner financing at current market rates in the event the lessee is unable to obtain conventional financing in a reasonable amount of time.

4. Require the lessee to vacate the Park immediately upon defaulting.

5. If you are unfamiliar with or have trouble finding a lease/purchase agreement Management will provide one for $25.00.

6. THE OWNER IS RESPONSIBLE FOR LOT RENT UNTIL THE TITLE IS TRANSFERRED TO THE NEW OWNER FREE AND CLEAR . You must write a check for the monthly lot rent until the new owner has paid off the purchase price and the title has been transferred to his/her name.

Mobile Home Lots

1.  Residents are expected to keep their lots neat, clean and attractive.

2.  Residents are encouraged to enhance the attractiveness of their lots by planting flowers and decorative foliage.

3.  Because of underground electric, telephone, and septic, tenants must have written permission as to where they can plant bushes, trees, etc. All planting of shrubbery becomes property of the Park and cannot be removed. Plantings must be six feet apart. No weeping willows or maple trees are allowed.  You must leave adequate room for mowing.  If the mower will not go through your plantings you are responsible for mowing that area.

4.  Lawns are mowed with a tractor as close to the home as possible without damaging the home or plantings. Tenants are responsible for the cutting and trimming around their home, meter box, all bushes, shrubs, trees, etc. within their lot area. There will be a reasonable charge for yard care if the lot is neglected and/or during tenant absence.

5.  Management should be notified if you wish to contract outside lawn care providers.  There will be a charge of $10.00 for weed eating when necessary, but no less than once a month.  Pruning and hedge trimming will incur an additional fee depending on the amount of work to be accomplished.

Management has the obligation to give a 30-day written notice to lot renter to vacate a lot. Lot renter has the obligation to give Management a 30-day written notice that the lot will be vacated.

This form must be completed and returned. We have had two instances this year when we were unable to contact an owner and additional property damage occurred.
